A Family-Owned Design-Build General Contractor in La Cañada Flintridge

Western Building Solutions is a family-owned design-build general contractor founded in 2025 and based at 430 Foothill Blvd in La Cañada Flintridge, California. The company is licensed by the California Contractors State License Board, CSLB #1139272, and was founded by Jirir "Jay" Wosgerijyan and Sevada "Matt" Babakhani. We build kitchens, bathrooms, ADUs, garage conversions, whole-home renovations, and new custom homes for homeowners across Los Angeles County, and our team works in English, Armenian, and Spanish.

Design-build means one contract and one accountable team. We draw the plans, pull the permits, and swing the hammers ourselves, so there is no seam for a project to fall through - no contractor pointing at the architect, no architect pointing back. For most remodels and ADUs, you will not need to hire anyone but us.

We Didn't Build a Team. We Already Were One.

Jay, Matt, and Steven are the same age. They went to the same schools, grew up on the same streets, and have been friends since before any of them could drive. Leo, Jay's younger brother, was around for most of it. That's the whole origin story of this company - four people who already knew each other, who had all ended up in construction by different routes, deciding to stop working for other people.

The routes matter, because they're where the knowledge came from. Jay and Leo spent their school summers in Tujunga helping their father build the family home - not visiting the site, working on it, from foundation through finish. Matt spent his weekends riding along with his dad on handyman calls, learning a different half of the trade: the diagnosis, the repair, the thing behind the wall nobody expected. Steven grew up surrounded by relatives in every trade a house needs, which is why he can price a job in his head before the tape measure comes out.

None of us learned this in a classroom. We learned it from our fathers and our uncles, on real houses, being handed real tools before we were old enough to be trusted with them. That's an unfashionable way to describe a construction company, and it happens to be the reason we're good at this.

Today we work out of an office on Foothill Blvd, a few minutes from most of our job sites. We're members of the La Cañada Flintridge Chamber of Commerce, and a good share of our work still comes from one neighbor telling another. That's how we'd like to keep it - it means we can't afford a single bad job, and that's a useful kind of pressure to build under.

Meet the Team

Four people, and you'll meet all of them. Whichever owner walks your house on day one is the owner who runs your job to the last day - we don't hand projects off to someone you've never spoken to.

Jirir "Jay" Wosgerijyan
Co-Founder

Jay has been building for 12 years, starting as a kid on his father's job sites and spending school summers helping build the family home in Tujunga. He runs projects end to end. If something goes sideways, he's usually seen it before and knows what it costs to fix.

Sevada "Matt" Babakhani
Co-Founder

Matt learned the trade riding along on his father's handyman calls - the kind of work where you open a wall and find out the real problem. 14 years in, that's still his edge: he's the one who spots what a house is hiding before it becomes a change order. Like Jay, he runs his own projects start to finish.

Who else you’ll work with

Hrir "Leo" Wosgerijyan
Operations & Design

Leo is Jay's brother and learned on the same job sites, on the same family home. He handles design and operations - layouts, selections, and drawings up front, and the systems behind the company. If your new kitchen works the way you actually cook, that's Leo.

Mher "Steven" Urfalyan
Project Manager & Estimator

Steven is Matt's cousin and the fourth of the group going back to grade school. He grew up around relatives in every trade a house needs, which is where the pricing came from. He builds the estimate you'll sign, then runs the job against it.

Behind the four of us are our own crews - carpenters, framers, and finish trades we employ and supervise directly, not a rotating cast of subs you've never met.

The Men Who Taught Us Still Look Over Our Work

Jay and Leo's father, Nick, built the house they grew up in and taught both his sons on it. Matt's father, George, spent 30 years as a handyman across Los Angeles, and Matt spent most of his childhood weekends in the passenger seat. Neither of them has really retired from this - George and Nick still work our job sites.

When we hit something unusual - a framing condition that doesn't make sense, an old house that was built in a way nobody builds anymore - we call them. Between them they've seen more than 60 years of Los Angeles houses that no amount of schooling covers. It costs us a phone call and it's saved our clients more than we could put a number on.

It also means something about the standard we work to. It's one thing to sign off on a job you hope the client won't look at too closely. It's another to know the man who taught you the trade might walk it on Sunday.

What You Actually Get When You Hire Us

Every contractor's website promises quality and communication. Here's what those words mean in our contract.

✓ An itemized estimate, not a lump sum. You see every line - material, labor, permit fees, disposal - before you sign. No allowances buried in the total.

✓ The owner who sold you the job is the owner who runs it. Jay and Matt each carry their own projects from first walkthrough to final punch list. You are never handed off.

✓ Our own crews. The people on your job are people we employ and supervise. When we bring in a licensed specialist for electrical, plumbing, or structural work, we tell you who and why.

✓ A weekly written update. Even in the weeks when the answer is "we're still waiting on plan check."

✓ We work in English, Armenian, and Spanish - including with your neighbors, your HOA, and anyone else who needs to understand what's happening on your property.

✓ A protected, swept job site at the end of every day. Floors covered, dust walls up, tools put away. You're living in this house while we work in it.

✓ A 10-year workmanship warranty on every remodel, in writing.

✓ Financing, so a project you've put off for years doesn't have to be paid for all at once.

Western Building Solutions replacing a cast iron sewer line with PVC in a trenched La Cañada Flintridge front yard

Western Building Solutions replacing a cast iron sewer line with PVC in a trenched La Cañada Flintridge front yard

A dear client in La Cañada Flintridge that had been recommended to us called about a bathroom remodel. What she actually had was a plumbing problem, and when we opened the crawl space we found out how big it was - the original cast iron had cracked through in more than one place. We ran a camera out to the street sewer and found the same failures the whole way. The honest answer wasn't a patch. It was replacing her entire line in PVC.

The complication was the brick walkway sitting directly over the original run. We couldn't source bricks that matched hers, and a patched-in mismatch is something a homeowner looks at every day for the next twenty years. So instead of cutting the walkway out, we tunneled underneath it. Every shovel of soil that came out of that trench went onto plastic sheeting laid across her lawn, so the grass under the spoil pile was still alive when we put it back. The front yard plumbing was replaced in a single day, the trenches backfilled and the grass replanted before we left. Then we built the bathroom she'd called about in the first place.

Built in La Cañada Flintridge, Building Across Los Angeles County

Our office is at 430 Foothill Blvd, and most of our job sites are within a twenty-minute drive of it. That's not an accident — it's how an owner is on your site daily instead of twice a week. We build throughout the San Gabriel Valley and the eastern San Fernando Valley: La Cañada Flintridge, Pasadena, South Pasadena, Glendale, La Crescenta, Montrose, Altadena, Arcadia, Burbank, Sherman Oaks, Studio City, and Encino.

Building here long enough teaches you things that don't transfer. How the hillside lots above Foothill are framed and what that means for an addition. Which cities move fast on plan check and which ones don't. What the 1950s ranch houses across La Cañada and Altadena tend to be hiding behind the drywall. A contractor driving in from across the county learns all of that on your project, at your expense.

Meet Us on Your Job Site

The free consultation isn't a sales call. Jay or Matt comes out, walks the space with you, measures, and talks honestly about what it costs before anyone draws anything. If we're not the right fit, we'll say so then - not three weeks and a deposit later.
