What we can tell you: cabinetry is almost always the largest single line item, roughly a third of the total. Leaving the sink, range, and gas line where they are avoids opening floors and walls, and it's the difference between a refresh and a reconstruction. Everything else - cabinet level, counter material, appliance package - you can dial up or down once the footprint is settled.

What Does a 10x10 Kitchen Remodel Cost?

A 10x10 kitchen - roughly 100 square feet - is the industry's standard benchmark, and it's the size most national cost calculators are built around. Two things to know if you're using one of those tools: Southern California runs well above the national benchmark for the same 100 square feet, and the benchmark assumes the layout stays put. Keep your existing footprint and you stay near the bottom of whatever range applies; move the plumbing and you leave it.

How Long Does a Kitchen Remodel Take?

A typical kitchen remodel takes 6 to 10 weeks of on-site work once permits are approved. Permitting itself usually adds 2 to 6 weeks depending on the city and whether structural changes are involved. Projects that move walls, plumbing, or gas lines generally land at the longer end, or run 12 to 16 weeks.

Do You Need a Permit to Remodel a Kitchen?

Yes, in most cases. Purely cosmetic work - painting, replacing countertops, or swapping cabinet doors - generally does not require a permit in Los Angeles County. But any change to plumbing, gas, electrical, or walls does, and that covers the majority of real kitchen remodels. Moving a sink, adding circuits, relocating a gas line, or removing a wall all require permits and inspections.

In La Cañada Flintridge, kitchen remodel permits go through the city's own Building & Safety Department, which publishes a Residential Kitchen Remodel Submittal Checklist and runs applications through the ConnectLCF portal. Pasadena, Glendale, and Burbank each have their own plan-check process and timelines, and unincorporated areas like Altadena and La Crescenta go through LA County Building and Safety. As your licensed general contractor, we prepare the drawings, submit the application, coordinate plan check, and meet the inspector on site. You don't file anything yourself.

Working without a permit creates real problems at resale - unpermitted work shows up in escrow, and it can void your homeowner's insurance if something goes wrong. It also means no final inspection signed off on your gas and electrical.
