Bathroom Remodel Contractors in
Los Angeles
Walk-in showers, tub-to-shower conversions, and full primary bath renovations - built by a family-owned team from La Cañada Flintridge.
Licensed, Bonded & Insured · CSLB #1139272 | 10-Year Workmanship Warranty | 50+ Years Combined Experience | $1M General Liability | Financing Available
Western Building Solutions is a family-owned bathroom remodel contractor serving Los Angeles County from our office in La Cañada Flintridge. We remodel powder rooms, hall baths, and full primary suites - handling demolition, waterproofing, tile, plumbing, electrical, and permits under one contract.
Bathrooms are small rooms with an unusual amount of hidden risk. Behind the tile is waterproofing, and behind the waterproofing is your framing — which is why the difference between a bathroom that lasts twenty years and one that fails in five has almost nothing to do with what you can see. We build across La Cañada Flintridge, Pasadena, Glendale, La Crescenta, Montrose, Altadena, Burbank and Sherman Oaks, and every bathroom we finish is covered by our 10-year workmanship warranty. You can see our recent bathrooms in our project gallery or read more about our team on our about page.

Walk-In Showers and Tub-to-Shower Conversions
What a tub-to-shower conversion costs comes down to one question: does the drain move? Keeping the existing drain and valve position is dramatically cheaper than relocating them, because relocating means opening the floor. Tile choice and glass are the next factors, and a curbless entry is its own step up because the subfloor has to be recessed. Most conversions take two to four weeks on site.
Removing a tub you never use is one of the highest-satisfaction, lowest-regret changes we make to a house. The practical question is usually whether to go curbless. A curbless shower - where the floor runs flat into the shower with no step - looks better, is far safer as you age, and is the single most requested feature in the primary baths we build. It also requires the subfloor to be recessed or the entire floor built up, which is a framing decision, not a tile decision. That's why it needs to be settled before demolition rather than during.
| Shower project | Relative cost | Notes |
|---|---|---|
| Tub-to-shower conversion, same footprint | Lowest | Plumbing stays put; new pan, waterproofing, tile, glass |
| Tub-to-shower conversion with plumbing moved | Moderate | Drain relocated, valve repositioned, framing modified |
| Walk-in shower with frameless glass and bench | Higher | Larger footprint, niche, bench, upgraded valve and body sprays |
| Curbless / zero-threshold shower | Highest | Requires recessed subfloor or built-up floor, linear drain, full membrane |
Should You Keep at Least One Tub?
If you have young children, or if your house has only one full bathroom, keeping a tub somewhere is usually the right call - both for daily life and for resale. Buyers in family neighborhoods like La Cañada Flintridge and Pasadena do notice a house with no bathtub anywhere. If you have two or more full baths, converting the one nobody uses is an easy decision.

How Much Does a Bathroom Remodel Cost in Los Angeles?
We don't publish bathroom ranges, because the three things that move the number most can't be assessed from a description. Whether the plumbing moves is the largest single factor - relocating a toilet or shower drain means opening the floor. Tile is second, and not just material cost: large-format slab, marble, and intricate patterns all carry higher labor. Third is what we find once the walls are open, which in houses built before about 1980 is frequently more than anyone expected.
| Bathroom type | Relative cost | What it includes |
|---|---|---|
| Powder room / half bath | Lowest | Vanity, toilet, flooring, lighting, paint; no shower or tub |
| Hall or secondary bath (35 – 50 sq ft) | Low to moderate | Full gut, new tub or shower, tile, vanity, fixtures, in the existing layout |
| Mid-size full bath (50 – 75 sq ft) | Moderate | Full gut with upgraded tile and fixtures, some plumbing repositioned |
| Primary bath (75 – 130+ sq ft) | Higher | Double vanity, separate shower and tub, custom tile, layout changes |
| Luxury primary suite | Highest | Curbless shower, slab stone, freestanding tub, heated floors, custom millwork, structural changes |
Los Angeles bathroom costs run meaningfully above national averages - a combination of labor rates, permit fees, and California's seismic and energy requirements. Tile labor in particular is a specialist trade here and is priced accordingly. Any national cost calculator you find will be low for this market, usually by 20 to 30 percent.
What Drives the Cost of Your Bathroom
- Layout changes - whether walls, plumbing, or gas lines move, which is the single biggest lever on the whole project
- Cabinetry level - stock, semi-custom, or fully custom millwork, and typically about a third of the total
- Countertop material - quartz, granite, or slab stone, plus total square footage, waterfall edges and slab backsplashes
- Appliance package - standard, panel-ready, or professional-grade
- Structural work - removing a load-bearing wall and installing an engineered beam, with the structural engineering that goes with it
- Systems relocation - moving electrical and plumbing, plus Title 24 lighting compliance
- Kitchen size - square footage sets the baseline for cabinetry, counters, and flooring quantities
Why We Budget for What's Behind the Wall
Bathrooms surprise people more often than kitchens do, because water damage hides. In houses built before about 1980 - which is most of our service area - we routinely open a shower wall and find failed waterproofing, rotted framing, or a leak nobody knew about. We build a contingency line into every bathroom estimate and show it to you separately rather than burying it in the total. If we don't use it, you don't pay it.
We don't quote bathrooms over the phone. We walk the space, look at what's behind the access panel where we can, and give you an itemized estimate with labor, material, permits, and contingency broken out separately. Financing is available. Schedule a free consultation and we'll get you real numbers.
How Long Does a Bathroom Remodel Take?
A typical bathroom remodel takes 3 to 5 weeks of on-site work once permits are approved. Remodels that move plumbing, change the layout, or involve structural repair generally run 6 to 10 weeks. Permitting adds 2 to 4 weeks beforehand for anything involving plumbing, electrical, or walls.
| Phase | Typical duration | What happens |
|---|---|---|
| Demolition and inspection of framing | 2 – 4 days | Everything out to the studs, dust containment installed, hidden damage assessed |
| Rough plumbing and electrical | 4 – 7 days | Drains and supply lines set, valve installed, circuits and fan ducting run, then city inspection |
| Framing repair, backer and waterproofing | 3 – 6 days | Any rot repaired, substrate installed, membrane applied and flood-tested |
| Tile | 1 – 2 weeks | Floor and walls set, then grouted after cure — this is the phase people underestimate |
| Vanity, fixtures, glass, punch list | 1 – 2 weeks | Vanity and tops set, fixtures trimmed out, glass templated and installed, final inspection |
Two things stretch bathroom schedules more than anything else: shower glass, which is templated only after the tile is finished and typically takes one to two weeks to fabricate, and tile curing, which cannot be rushed without consequences. We schedule around both rather than pretending they don't exist.
Our Process, Start to Finish
1. Free consultation - we walk the bathroom, discuss how the room actually gets used, and talk budget honestly before anything is drawn.
2. Design and itemized estimate - fixture and tile selections, layout, and a line-by-line number with contingency shown separately.
3. Permitting - we prepare drawings and pull permits with your city where plumbing, electrical, or walls are involved.
4. Demolition and discovery - we open the walls, show you what we found, and confirm the scope before proceeding if anything has changed.
5. Build - one project manager, protected floors and dust containment through the rest of the house, and a weekly written update.
6. Final walkthrough - punch list built together, final inspection signed off, and our 10-year workmanship warranty in place.
Step 4 is the one most contractors skip. If we find something behind the wall, you hear about it that day with a number attached - not in an invoice six weeks later.

Why Los Angeles Homeowners Trust
Us with Their Bathrooms
A bathroom is the easiest room in the house to make look finished and the easiest to build badly. Waterproofing is invisible the day it's done and expensive the day it fails, so it's the first thing a contractor cuts when a bid needs to come down. We don't bid that way. Every shower we build gets a full membrane system over properly prepared substrate, flood-tested before tile goes on - and it's a line item on your estimate so you can see we're doing it.
- Family-owned, based at 430 Foothill Blvd in La Cañada Flintridge
- Dedicated tile setters, not general labor setting tile
- Full waterproofing membrane systems, flood-tested before tile
- Licensed, bonded and insured - CSLB #1139272, $1M general liability
- Contingency shown as its own line, refunded if unused
- 10-year workmanship warranty
- Selected for the La Cañada Flintridge Chamber of Commerce Rising Business Program

Do You Need a Permit to Remodel a Bathroom?
Usually, yes. Replacing a vanity, toilet, or flooring in place generally does not require a permit in Los Angeles County. But moving any plumbing fixture, altering drain or vent lines, adding or relocating electrical circuits, changing the ventilation, or touching a wall all do - and a full bathroom remodel almost always involves at least one of those.
In La Cañada Flintridge, bathroom permits go through the city's Building & Safety Department and the ConnectLCF portal. Pasadena, Glendale and Burbank each run their own plan check, and unincorporated areas like Altadena and La Crescenta go through LA County Building and Safety. Bathrooms also trigger requirements people don't expect: exhaust fans must be ducted to the exterior rather than into an attic, receptacles must be GFCI protected, and shower pans require a flood test witnessed at inspection. We prepare and submit everything and meet the inspector on site.
Unpermitted bathroom work is one of the most common findings in escrow, and the most common reason a homeowner ends up paying to open a finished wall. It can also complicate an insurance claim if a leak causes damage later.

Bathroom Remodeling FAQs
-
We don't publish bathroom ranges, because the three biggest drivers can't be judged from a description: whether the plumbing moves, the tile you select, and what we find behind the walls at demolition. Powder rooms are the least expensive; a full primary suite with a curbless shower and slab stone is the most. We provide an itemized estimate with contingency shown separately at your free consultation.
-
A typical bathroom remodel takes 3 to 5 weeks of on-site work once permits are approved, plus 2 to 4 weeks for permitting beforehand. Remodels that move plumbing or change the layout run 6 to 10 weeks. Two phases set the pace regardless of budget: tile curing, and shower glass, which is templated only after tile is finished and takes one to two weeks to fabricate.
-
The cost hinges on whether the drain moves. Keeping the existing drain and valve position is the least expensive route; relocating them means opening the floor and costs meaningfully more. A curbless, zero-threshold shower is the most expensive version because the subfloor has to be recessed or the entire floor built up. Most conversions take two to four weeks on site.

Usually, yes. Replacing a vanity, toilet, or flooring in place generally doesn't require a permit. But moving any plumbing fixture, altering drain or vent lines, adding electrical circuits, changing ventilation, or touching a wall does - and most full bathroom remodels involve at least one. In La Cañada Flintridge, permits go through the city's Building & Safety Department via the ConnectLCF portal. We handle all permitting and inspections for you.
-
Yes, and it's the single most effective way to control cost. Keeping the toilet, shower drain, and vanity in their existing positions avoids opening the floor, which saves both money and a week or more of schedule. You can still change every visible surface, the vanity, the fixtures, and the shower enclosure while leaving the drain locations alone - most of what people want from a bathroom remodel doesn't require moving plumbing at all.
-
We install a full waterproofing membrane system over properly prepared substrate - either a sheet membrane or a liquid-applied system, depending on the assembly - with all corners, seams, and penetrations detailed. Before any tile goes on, the pan is flood-tested to confirm it holds water. Cement backer board alone is not waterproofing; it's a tile substrate. This distinction is the most common reason showers fail within a few years.
-
Yes, and it's a large and growing part of what we build. A curbless shower with a linear drain removes the step entirely, blocking behind the walls allows grab bars to be installed anywhere later without opening tile, comfort-height toilets and a 36-inch clear doorway make a real difference, and slip-resistant tile matters more than the rating on the box suggests. Most of it is invisible when done at remodel time and expensive to retrofit afterwards.
-
Porcelain tile is the most durable and forgiving option for a bathroom floor - it's dense, effectively waterproof, and available in convincing wood and stone looks. Natural stone is beautiful but porous and needs sealing on a schedule. Luxury vinyl plank performs well and is warmer underfoot but can be damaged by standing water at seams. We generally recommend porcelain with a slip-resistant finish, particularly in a curbless shower where the floor stays wet.
